Who qualifies for development finance

We fund experienced developers with a clear project plan, identifiable exit and qualifying security.

Registered Developer Entity

Loans to companies, CCs and trusts. Directors' suretyship is typically required alongside the property security.

Clear Project Plan

A credible development plan with realistic timelines, costs and an identified exit — pre-sales, refinance or unit sales.

Qualifying Security

The development site or other property assets with sufficient equity to support the loan amount.

Experience

While we do not require a minimum number of completed projects, we assess the track record of the development team.

What stage of development do you fund? +
Site acquisition, pre-development, construction and completion phases. Each stage is assessed individually.
Do you fund residential or commercial development? +
Both. We assess based on the underlying land security, planning status and your exit plan.
What is your exit strategy requirement? +
A credible, realistic plan — pre-sales, refinance with a conventional lender, or sale of completed units. The stronger the pre-sales position, the better the terms.
How quickly can you move on a time-sensitive site acquisition? +
Faster than any bank. Same-day indicative terms; formal approval within 48–72 hours of receiving the full information pack.
Do you require personal suretyship? +
This is assessed deal by deal. For development finance, directors' suretyship is typically required alongside the property security.
